Why Is Maidenhead a Property Hot Spot

If you are looking for Letting Agents Sunningdale or Maidenhead with properties to let in Sunningdale and Maidenhead areas of Berkshire, then please contact Barton Wyatt.

Property continues to be one of the most sought after vehicles for investment in the United Kingdom. Even though, the property market has slowed down during the last few years, Maidenhead has remained as one of the property hot spots of the country.

Contrary to the belief that the Maidenhead area generally follows the nationwide housing trend, it actually aligns more closely with the London property market. As such, Maidenhead enjoyed significant increases in property prices comfortably beating the national averages in the 90s and early 21st Century even though it could not escape the recent housing troubles.

When the market came to a stand still, the sales of residential property in the Maidenhead area almost hit rock bottom while buyers and sellers assessed their situation.

With the signs of a housing sector recovery, the Maidenhead area has, indeed, been taking the lead in the Thames Valley area; with the average time of a property remaining on the market estimated to be under 6 weeks.

While the Maidenhead residential real estate prices climb back up to their 2006 heights, I firmly think Maidenhead is going to enjoy the continued property boom again.

Here are some of the reasons why the property investors are so interested in the Maidenhead area:
  • First and foremost, the Cross Rail project has to be mentioned. This is the new underground line connecting the Maidenhead area to East London. This will not only bring a lot of London commuters to the area but a lot of businesses are also expected to move their offices to Maidenhead as well.
  • There is also a wide variety of good quality properties for sale in the Maidenhead area.
  • It has some very famous and exclusive Berkshire neighbours such as Windsor, Ascot and Sunningdale; attracting the rich people to the area.
  • It is important to stress that Maidenhead has very good motorway connections to London, Birmingham and Oxford.
  • Maidenhead has easy access to the major airports (under 1 hour of travel): Heathrow, Gatwick, Luton, Stansted and Birmingham.
  • Maidenhead also has a superb selection of sporting venues nearby, from the world-famous Wentworth and Sunningdale Golf Courses to the Dorney Lake, where the Olympic rowing competitions were held.
  • Maidenhead is very close to a number of natural attractions as well as a number of very beautiful English villages, such as Marlow, Henley, Cookham, Hambleden and Bray.
  • A number of famous celebrities live in and around Maidenhead, such as Ulrika (kakakaka) Johnson and Rolf Harris; who increase the attraction of Maidenhead.
As a summary, the residential property market in Maidenhead is already on the up again.

Letting Agents Sunningdale

Letting Agents Sunningdale

If you are a tenant looking for a property to rent in the delightful Sunningdale area of Berkshire, you are recommended to contact the local Letting Agents in Sunningdale. You can find their details either in the local papers, by driving around in the area looking for their ‘To Let’ advertising boards or by simply using the internet.

Once in contact with your chosen agent/s, they will ask you many details regarding your circumstances, when you need to move, what facilities you need to have close by and also the budget you have available to spend.  Letting Agents in Sunningdale will have access to a wide portfolio of properties and will take the time to match your requirements to suitable properties.  They will then find a convenient time to escort you to view the property. During the viewing you will have time to ask questions about the house, local area and to understand what is being left at the property. As some properties will be occupied by other tenants, it is always advisable to check which furnishings are being rented with the property and which ones are owned by the current tenant, to avoid disappointment at a later stage!

After viewing as many suitable properties with the Letting Agent in Sunningdale and you are happy with the area and local amenities/schools, etc. you may be ready to make a decision on a particular property. Before making an offer, it is a good idea to arrange a second viewing at a different time of the day than you first viewed.  A good time of the day would be early evening or at the weekend.  This will enable you to see the neighbours, perhaps find out how noisy it is from children and how many cars are parked on the street.  If you have any questions about the area, now would be a good time to chat with the neighbours and ask their opinion.

Once you are happy that you have made the right decision on your chosen property, contact the relevant Letting Agent in Sunningdale and make your interest known. Let them know how much you are willing to offer, how soon you can move in and the length of the tenancy you require.  If there are any items that you need added to the property or any maintenance that you feel needs addressing before you move in, now is the time to mention it.  Once your offer has been accepted, you should receive a letter confirming this and any additional requirements that have been agreed.

Once you have completed and passed a credit reference check with the Letting Agent in Sunningdale, you will be expected to sign a tenancy agreement and pay the final balance.  Upon completing this paperwork, you will normally attend a check-in with an independent inventory clerk where meter readings will be taken and the house will then be ready for you to move into.

Wonderful World

A large variety of floor-covering styles gives you lots of choices for each area of your house. You have to make a decision whether you want carpeting, vinyl, marble, porcelain, granite tile or hardwood floors.

Looking at the many options in carpeting is a good place to begin. There are many carpet options available including short shag, long shag, indoor/outdoor and burlap. You may buy cheap or expensive ones. The trick is that if you purchase a high quality padding which goes under the carpet, you may then buy a less expensive brand of carpet which will last a very long time. The padding will cost more depending on the thickness. However, you will be ahead of the game in the end. Thick padding under the carpet will help keep the carpet in a good condition longer.

Carpeting is usually found in bedrooms and living rooms. But you might pick wood floors, which are getting to be more modern now. Wood floors with throw rugs are becoming popular again. Bathroom and kitchens also can be finished in marble, porcelain and granite tile, on top of the aforementioned.

It is best to choose a color that will go with anything when you are considering what color to select for your floor. These kind of floors are for life and it is possible that you might want to change colors occasionally in that certain room. Staying with neutral colors like beiges, grays and earth tones is a good bet, as they will always match other colors put with it.

Hardwood floors also have various shades to pick from. The choices will range from a lighter brown to a darker shade of brown. You need to keep in mind that the darker the color, the darker the room will look.

Property Market

The real estate market in the United Kingdom seems to be recovering. I have been following the local estate and letting agents for their stock on offer, and there especially seems to be a wider selection of properties for sale, and the average property price for sale seems to be on the up.

This all follows the national trend, which is much more positive compared to a year ago.

The letting market seems to be very active as well. Hopefully, this newfound optimism will help the rental market too.

For your property sales and letting needs in and around Maidenhead, Berkshire, contact arguably the best estate agents marlow.
